- firewood: one basket free on arrival, then €6 per basket of logs.
Parking in the private car park is free. The price is the same for 1 to 4 people.
6. Bed linen and household linen
Bed linen and towels are not provided. Guests bring their own bed linen, for the 140 cm bed and, if it is used, for the sofa bed, as well as their own bath towels.
7. Booking and payment
- A booking is confirmed by paying a deposit of 25% of the price of the stay, by card. Under French law this is an acompte, not arrhes: the booking is binding on both parties.
- The balance is paid on site, on arrival, together with the amounts set out in article 5 (cleaning if chosen, pet supplement, firewood).
- Accepted means of payment: bank card online, cheque drawn on a French bank made out to Corine Raspail, Chèques-Vacances (French holiday vouchers).
8. Security deposit
On arrival, in addition to the price of the stay, the owner asks for a security deposit. Its amount is stated in the rental contract.
9. Cancellation
Cancellation by the guest
Any cancellation must be notified by registered letter to the owner: Corine Raspail, Ferme Le Grand Ubac, 1700 chemin du Pègue, 26770 Roche-Saint-Secret-Béconne, France.
- The deposit is refunded if the cottage can be relet for the same period and at the same price.
- Otherwise the deposit is kept by the owner, who will ask for the balance of the price of the stay.
- If the guest has not been in touch within 24 hours of the planned arrival date, the contract becomes void and the owner may let the cottage to someone else. The deposit is kept and the balance of the stay is due.
Cancellation by the owner
If the owner cancels the booking, she pays the guest twice the sums received.
Leaving early
If the guest cuts the stay short, no refund is made.
No right of withdrawal
Under Article L221-28 12° of the French Consumer Code, accommodation services provided on a specific date do not carry the fourteen-day right of withdrawal that applies to distance selling.
10. Pets
A maximum of one pet per cottage is accepted, for a supplement of €15 per week, paid on arrival. The guest remains responsible for the animal and for any damage it may cause.
Two livestock guardian dogs live on the property, in fenced paddocks, with their goats. Around thirty Rove goats, three donkeys and some horses graze the meadows: guests' animals must be kept on a lead near the enclosures.
11. Access and condition of the property
The property is reached by 500 metres of sloping dirt track. Guests are told this before booking. A very low-slung vehicle will need care.
Keys are handed over in person by the owner. The guest undertakes to give an approximate arrival time.
The accommodation is handed over clean. End-of-stay cleaning is the guest's responsibility, and the accommodation must be left clean, unless the guest has chosen the cleaning option at €50 a week; in every case, the accommodation is left tidy and the dishes done.
12. Guest's obligations
- Use the accommodation peacefully and respect the neighbours.
- Not sublet or transfer the booking.
- Report any damage or malfunction without delay.
- Follow the safety instructions, in particular for using the fireplace.
- Not smoke inside the accommodation.
13. Insurance
Guests are advised to check that their home insurance includes holiday letting cover (garantie villégiature) for any damage they might cause to the rented accommodation.
14. Personal data
Data collected when you book or get in touch is processed in accordance with our privacy policy.
15. Disputes and mediation
These terms are governed by French law. In the event of a dispute, the guest may use a consumer mediator free of charge, under Article L612-1 of the French Consumer Code.
Failing an amicable settlement, the French courts have jurisdiction.
These terms exist in French, English, German and Dutch; in the event of any discrepancy, the French version prevails.
